As of the first quarter of 2026, the neighborhood's average sat at $1,173 per square foot, but the actual range ran from under $600 in older, pre-2000 towers to more than $2,200 at the Estates at Acqualina. Same barrier island. Same zip code. Wildly different assets.

The instinct is to explain that spread with location, view corridor, or amenities. Those factors matter at the margin. They do not explain a 3.5x gap. The real driver is something most buyers never ask about until an inspector or an association treasurer brings it up: the year the building was completed, and what Florida law now requires of it because of that year.
