Coconut Grove's 2026 Dining Reset: A Walkable Map of What's Opening Near You

The Grove has been through this cycle before. A boom in the 1990s, a long correction, then a slow rebuild of neighborhood-scale dining. What is different about the current turn is who is signing the leases. The operators moving into the spaces vacated during 2025 are, with few exceptions, chefs and hospitality teams that already work here. That single fact reshapes what the next twelve months will feel like for anyone who already calls the Grove home. Your walking radius is expanding. Your driving radius is not.

This is a map of that expansion, organized by the corners of the neighborhood where the change is concentrated: CocoWalk, the Mayfair, McFarlane Road, Main Highway, and Grove Isle. Each new arrival tells the same story from a slightly different angle.

CocoWalk: The Planta Queen Space Finally Refills

The second-floor corner at CocoWalk sat quiet for more than a year after Planta Queen closed. That room is back in service. Grand Public Kitchen + Bar opened this spring at CocoWalk from hospitality veterans Matthew Tsoumaris and Ryan Bassels, blending modern American cuisine with global coastal influences, a high-energy bar program, day-to-night programming and private events. The address is 3015 Grand Ave., #201, and the kitchen runs Monday through Friday from noon to 2 a.m. and Saturday through Sunday from 11 a.m. to 2 a.m.

Chef Leo Pablo leads the kitchen, with a background that includes stints alongside Jean-Georges Vongerichten, Michael Mina, and Joël Robuchon, and a menu built on a modern American approach layered with Mediterranean influence and subtle nods to Tsoumaris's Greek heritage. The programming detail that matters most for residents is scheduling. Grand Public runs a daily happy hour from 3 to 6 p.m., followed by a reverse happy hour after 10 p.m. Two windows a day, one before dinner and one after most kitchens close, is a format the Grove has been missing since Planta Queen went dark.

The Mayfair: A Steakhouse, a Sunday Anchor, and a Familiar Chef

Two blocks north, the Mayfair courtyard is running two different projects at once. At the Mayfair, 1986 Steakhouse is targeting an early 2026 opening in the corner unit across from Carbone Vino, with an Argentinian-style concept and a bar program built by a Miami hospitality team with a track record on the cocktail side. Placing an Argentinian steakhouse directly across from an Italian import is a wager on the courtyard becoming a dining destination in its own right, rather than a single-restaurant stop.

The Sunday programming is arguably more important for residents than either room. The Mayfair courtyard runs the Grove Bazaar on Sundays, organized around brunch from chef Giorgio Rapicavoli, who now runs the signature Mayfair Grill at the Mayfair House Hotel, previously launched Glass & Vine, and has a long history in the neighborhood; the vendor list includes Miami women's clothing brand Mann, Left on Saturn vintage, and Hallandale's Mintage Records, with hours from 11 a.m. to 4 p.m. The Grove has not had a recurring, non-marina Sunday anchor in years. Rapicavoli, who is arguably the chef most identified with the neighborhood over the past decade, is now the through-line connecting the Mayfair Grill kitchen and a weekly bazaar in the same courtyard.

Main Highway and McFarlane: Small Rooms, Familiar Names

Walk south from the Mayfair toward Commodore Plaza and the density of new arrivals picks up in an unexpected way. The projects here are smaller, and most of the operators are already known in the Grove.

At 3190 Main Highway, the restaurant 3190 opened in the narrow space between longtime Grove institutions Lokal and Atchana's Homegrown Thai; the name is the address, the format is fixed, and the room is small, which is a reliable sign that someone has thought hard about what they actually want to cook. No printed menu, no à la carte flexibility. A room that size cannot survive on tourism, which means the room is being built for people who live within walking distance.

Two doors down on McFarlane Road, a different bet is unfolding on the same block:

Miami Slice, the award-winning pizza operation from downtown Miami, is preparing to open its first South Florida expansion at 2996 McFarlane Road. Famed NYC dessert shop Levain Bakery will open its first Miami location in Coconut Grove this fall with its chocolate chip cookies, with an opening date to be announced at 2979 McFarlane Rd. The pattern on McFarlane is worth naming directly. Two of the three most anticipated arrivals on that street are pizza and cookies, both counter-service, both walk-in formats. The block is being programmed as an afternoon and evening promenade, not a reservation zone.

Grove Isle: The Waterfront Opens Back Up

The most consequential opening for out-of-neighborhood attention is happening on the water. La Sponda is set to open at Vita at Grove Isle, the luxury condominium development on the Grove's private island at 4 Grove Isle Drive, developed by Gioia Hospitality Group, the team behind Daniel's Miami in Coral Gables, which was added to the Michelin Guide within six months of opening; the concept is coastal Italian rooted in seasonal Mediterranean-inspired dishes with weekday lunch, weekend brunch, and nightly dinner service framed by Biscayne Bay views, interiors are being designed by Martin Brudnizki Design Studio, and it will be open to the public, not limited to Vita residents.

The public-access detail matters. Grove Isle restaurants have historically operated in a semi-private posture that discouraged casual reservations. Opening the room to non-residents changes the calculus for anyone in central Coconut Grove who has watched Carbone Vino's reservation window narrow.

The Commute Story on U.S. 1

Not every opening is a design story. A Chick-fil-A is slated for the corner of U.S. 1 and Carter Street near the Wendy's and U.S. Post Office, at 3510 S. Dixie Hwy. This will be the closest Chick-fil-A to the University of Miami campus, with Miami's existing footprint including recent openings in Pinecrest and Homestead. For residents driving 27th Avenue toward downtown in the morning, this arrival is a traffic variable, not a lunch option. Worth noting on a map of the neighborhood's near-term changes even if you never plan to order the sandwich.

Weekend Anchors Beyond the Restaurants

The programming layer outside the kitchens is thicker than it looks on a typical weekend. Regatta Grove hosts the Coconut Grove Full Moon Party on August 28, 2026. The Sunday Grove Bazaar at the Mayfair runs weekly. Peacock Park sits on what was once the site of the area's first hotel, the Bay View Inn, later renamed the Peacock Inn by Charles and Isabella Peacock, and the park site was renamed Peacock Park in 1973 in recognition of the couple's contribution to the area. The park still functions as the neighborhood's default open field for softball, kickball, and family gatherings, with the Coconut Grove Sailing Club immediately next door.

Between Regatta Park, Peacock Park, the Mayfair courtyard, and Grand Avenue, the Grove now runs four distinct outdoor venues on overlapping weekends inside roughly a square mile. That density is not a feature of most Miami neighborhoods, and it is the reason the current dining reset is landing differently than a comparable wave of openings would land in Brickell or Wynwood. Walk out your door, and the choices are already there.

What This Means for Residents

The through-line across every arrival above is that the operators are already known here. Rapicavoli, the Gioia team, the Grand Public founders committing to a full day-to-night program, Miami Slice expanding from downtown rather than parachuting in from another market. The exceptions are Levain and Chick-fil-A, and both are counter-service formats designed for foot and car traffic rather than reservations. The Grove is not being rebuilt by absentee ownership testing a Miami concept. It is being rebuilt by operators with reasons to still be here in 2030.

For a resident, the practical read is simple. The next twelve months of new openings will cluster inside a walkable core defined by CocoWalk, the Mayfair, McFarlane Road, Main Highway, and Grove Isle. If you live inside that ring, your weekend rotation is about to expand without a single change to your commute.
